What type of foundation repair does Elliott Leveling do?

We lift and stabilize existing structures that have settled over time with our helical piering foundation system.

We install helical piers prior to construction of buildings that are being built on unstable soil conditions to prevent future settlement issues.

Why do foundations fail?

Most foundations fail due to soil-related problems. Moisture content in soil changes with the seasons. This can shrink heavily concentrated clay soil, which reduces the support under existing footings. Poor compaction, organic materials in the soil and overloading can also cause failure.

What are the signs of foundation failure?

Cracking of the brick or block mostly thru the mortar joints. This usually shows up as a “stair-stepping” pattern in the perimeter wall joints.

Cracking in the interior drywall or plaster walls and ceiling.

Sticking doors and windows that previously worked properly.

Sloping concrete or wood floors.

Sagging rooflines.

What is the solution for settling foundations?

We provide a structural analysis of your foundation to determine the failure points. We then install our state-of-the-art helical piering system around the perimeter of the damaged area, turning the piers into the ground until proper resistance is met. After the piers are installed, we gently lift the structure back towards its original level. Upon completion of the lift, the supports are secured permanently to the foundation and backfilling the excavation completes the repair.

How does my leaning chimney get repaired?

We install our helical piers to the outer edge of the chimney foundation and gently lift it back towards its proper position. We then permanently secure the supports and backfill the excavation.

How is my bowed basement wall straightened and stabilized?

Excavation is done around the outer perimeter of the buckling wall. Temporary vertical braces are then secured to the inside of the wall and are used to gently push the wall back outward towards its proper position. The top row of blocks are cored on the outside and filled with steel reinforcement and a cement mixture to strengthen the wall in its new position. After the core mixture cures, the wall is backfilled and the temporary braces are removed.

What is the warranty on my foundation repair?

Helical piering lift/stabilization is guaranteed against failure for the lifetime of the structure unless otherwise specified in the contract.

Repair of bowed basement walls is guaranteed for 10 years from the date of completion unless otherwise specified in the contract.
